			<content:encoded><![CDATA[<p>A man contracted to paint a church. He noticed that he had not bought enough paint, it was Friday and he couldn&#8217;t possibly get the additional paint he needed before the big event at the church. He had promised it would be done, so he decided to thin the paint so it would spread further. </p>
<p>Sunday came and the membership was seriously disappointed with the paint job. There were places where it was so thin you could see right through it. There were other places where it ran and dripped on the sidewalks and steps. The congregation called an emergency meeting.</p>
<p>They decided to have the man come back and redo the paint. The job fell on the pastor to go tell the man he had to come back and redo the paint. So, the pastor was a good man who was always very thoughtful about what he said and keeping peace and all. He went to the man&#8217;s home Monday morning and knocked on the door. The man came to the door and the pastor still didn&#8217;t know what he was going to say to the man. The man, kind of shocked at the sight of the preacher, blurted out &#8220;Excuse me preacher, I don&#8217;t feel very well, this hang-over has me by the tail!&#8221;</p>

If you tell it to return to your preferred temperature before you return home, you won&#8217;t ever know the temperature changed, until you look at the reduction in your energy bills. <p>Air leaks are the greatest energy waster in the home, but they can be simple to plug. Install weatherstripping and caulk to stop those expensive drafts and improve comfort. It&#8217;s cheap and easy, and almost anyone can do it. Look for leaks around windows, doors, electrical outlets, plumbing penetrations, and in the attic floor. </p>
<p>Tune-Up Your HVAC </p>
<p>HVAC maintenance is key to healthy and efficient heating and cooling. Get a professional tune-up every two years. It will cost around $100, but will save 5% to 10% on your heating and cooling bills. Also, clean or replace your filter every month. Dirty filters block normal airflow and significantly reduce the efficiency of the system, which wastes your money. </p>

<p>If you don&#8217;t have one installed already, put an insulative jacket around your hot water heater, and insulate the pipes around the water heater. You should have the inspection cost paid for within two years, and your home should be significantly more comfortable, and green. </p>

<p>After painting, the volatile organic compound level can be 1,000 times the healthy normal level. Select low or no-VOC paints and finishes to combat this health hazard. When selecting paints, look for the Green Seal. When cleaning around the house, use non-toxic natural products or make your own green cleaning products. </p>

			<content:encoded><![CDATA[<p>All those who buy a home or refinance a mortgage, probably know that a home appraisal is almost always required before a loan can close. At the same time there are many other borrowers who might not know about appraisals well enough.</p>
<p>Well, what is this and why it&#8217;s important.</p>
<p>Actually a real estate appraisal is an opinion of a property’s value prepared by a licensed real estate appraiser. Each property is unique, so appraisers rely on their expertise and information they’ve gathered about the neighborhood, the property and sales prices of other comparable properties.</p>
<p>Appraisals are supposed to be unbiased and free from the influence of anyone’s opinion of the home’s value. The new rules have placed greater restrictions on attempts to unduly influence appraisers.</p>
<p>Who pays for the appraisal?<br />
Borrowers usually pay for a home appraisal upfront or during the loan application process since the appraisal must be completed before the lender will approve the loan. Under the new rules, borrowers who switch to a different lender during the loan process, as sometimes happens, may have to pay for another appraisal to satisfy the new lender. Even though the borrower pays the appraiser’s fee through the lender, the appraiser typically is independent and not an employee of the lender.</p>
<p>The main purpose of an appraisal is to help the lender assess the value of the property and decide whether to approve the loan. That’s why a new appraisal typically is required for a loan refinance as well as a home purchase.</p>
<p>Is an appraisal the same as a home inspection?<br />
Another common misconception is that a home appraisal is the same as a home inspection. Appraisers do consider the condition of the home and may note any major problems, but their observations aren’t a substitute for a home inspection. Home buyers should always get an inspection of the home by a home inspector in addition to the appraisal.</p>
