All those who buy a home or refinance a mortgage, probably know that a home appraisal is almost always required before a loan can close. At the same time there are many other borrowers who might not know about appraisals well enough.

Well, what is this and why it’s important.

Actually a real estate appraisal is an opinion of a property’s value prepared by a licensed real estate appraiser. Each property is unique, so appraisers rely on their expertise and information they’ve gathered about the neighborhood, the property and sales prices of other comparable properties.

Appraisals are supposed to be unbiased and free from the influence of anyone’s opinion of the home’s value. The new rules have placed greater restrictions on attempts to unduly influence appraisers.

Who pays for the appraisal?
Borrowers usually pay for a home appraisal upfront or during the loan application process since the appraisal must be completed before the lender will approve the loan. Under the new rules, borrowers who switch to a different lender during the loan process, as sometimes happens, may have to pay for another appraisal to satisfy the new lender. Even though the borrower pays the appraiser’s fee through the lender, the appraiser typically is independent and not an employee of the lender.

The main purpose of an appraisal is to help the lender assess the value of the property and decide whether to approve the loan. That’s why a new appraisal typically is required for a loan refinance as well as a home purchase.

Is an appraisal the same as a home inspection?
Another common misconception is that a home appraisal is the same as a home inspection. Appraisers do consider the condition of the home and may note any major problems, but their observations aren’t a substitute for a home inspection. Home buyers should always get an inspection of the home by a home inspector in addition to the appraisal.

If you are a person with stable income and aren’t going to lose your job this article is for you. It is so difficult to have a lot of money and have no idea about what to spend it on. But it is even harder for those who don’t have good income. That’s why you are really lucky because you can afford more.

Today people are afraid of opening bank accounts and keeping their money in banks, that’s why it is better to invest in something, such as Toronto investment properties, that will bear fruit later. If you think that it’s not worth it, let’s discuss a couple of advantages. There are not many people who have their own flats and houses. By investing in real estate and in north york condos, for instance, a person can make good money leasing this property to somebody.

The prices for which Toronto condominiums are sold these days are more than attractive. What is more, an investor will profit from it later, when the recession comes to an end and prices start rising again. As you can understand, real estate will become the best source of income very soon.

First step should to find out your full credit file through a credit reference agency. If you have been refused credit – ask the lender for the name and address of the credit agency they used.

How does the credit scoring work?

You could be awarded points on the following factors.

Age – fewer points for the older you are.
Occupation – part time hours could affect your score.
Home owner – do you own your own home?
Previous credit agreements that you have defaulted on.

The credit check will also bring up if you have abnormal amount of credit checks done in the past.

Please remember that most companies only use your credit score as a guide. Many look at your application individually. Many companies have different methods of estimating your ability to make the repayments. So you could turned down by one but be successful with another.

Take you time to go through these credit repair steps. Hopefully they will help you gain credit in the future.
